Seal Coating

One of the most common treatments known to private sectors with respect to pavement preservation is seal coating.  While seal coating is not used on cities and county roads, a good seal coating program is an effective way to preserve the aging asphalt infrastructure of industrial, commercial, and retail property owners.

Typically, a private sector property owner will seal coat their parking lots after 12-15 years of the original pavement oxidizing.  At this time, a pavement evaluation should be performed to determine if some areas of deep patching should be done at this time.  In addition to deep patching, the owner should figure on using some amount of crack treatment to ensure that surface water does not continue to migrate into the underlying sub-base.

There are asphalt based sealers and coal tar sealers.  In either case, polymer modification does aid in the life expectancy of the sealing product.  It is imperative that the owner understand if the contractor is putting 1, 2, or 3 coats of sealant on the property and more importantly that the dilution ratio specified is strictly adhered to.
